National Open House!

For those of you who like late night TV Infomercials...

For those of you who ever watch the late night TV Infomercials that advertise how to get rich quick by purchasing homes for no money down blah blah blah - this website is a good read!  It rates the different "Real Estate Entreprenuers" and exposes the phonies for what they really are.

FYI I have said it before and I will say it again... many of the secret techniques the infomercials tout are fraudulent.

Good Old Benny Boy!!

Ben Bernanke just surprised many by dropping both the Fed Funds and the Discount Rate by .5%. It's too soon to tell how this may impact mortgage interest rate. My thought is that this is more of an economic booster than anything, but if I were a bettin' woman my money would be on the fact that it will bring mortgage rates down slightly...remember - interest rates are still really low historically.

Word to the wise - DO NOT think that we are going to see a direct drop in mortgage interest rates by .5%! The Fed Funds rate refers to what banks charge each other for overnight loans...The discount rate applies to short term funds the Fed makes available to banks to smooth liquidity problems...like I said, economy boosters...

Ask Erin: What should I offer?

I am constantly asked what a good first offer on a property should be.  Unfortunately, there is no good blanket answer to this question, because the strategy regarding each individual property should differ depending on the property in question itself, where it is located, the recent comparable sales data, it's asking price, the seller's circumstances, what entity you are actually negotiating with, etc.   I do not recommend throwing out lots of lowball offers just to see what sticks...doing so is no better than tossing darts at a dartboard with your eyes closed.  I suggest carefully evaluating each situation individually with your agent.  I have represented buyers where we have offered more than 15% below the asking price...on the other side of the coin, I have represented buyers where we have offered more than the asking price (yes recently) because there have been other offers on the table from other parties. There are so many factors to take into consideration!!  Don't navigate these waters without a skilled agent...
